What does Beach Breaks charge?
One simple, all-inclusive management fee of 20% of accommodation revenue. No setup fees, no hidden extras, no surprises.
What's included in the 20%?
Everything in our full-service list: listing creation and optimisation, dynamic pricing, all guest communication, cleaning and linen coordination, styling and photography direction, review generation, maintenance coordination and monthly owner reporting.
Is cleaning included?
Cleaning is coordinated by us and paid by the guest as a cleaning fee on each booking, so it doesn't come out of your revenue. We manage the cleaners, standards and scheduling end to end.
Which platforms will my home be listed on?
Airbnb, Booking.com, Vrbo and Bookabach, all perfectly synced through Host Connect, plus a direct booking pathway that grows repeat guests over time.
Can I still use my property myself?
Of course. Your home is still yours. Block out your own dates in the owner dashboard whenever you like; we simply work around them.
How do you handle guests?
We handle every message, from first enquiry to post-stay review, promptly and warmly in your name. Guests are screened, house rules are clear, and we are local if anything needs attention.
Can I switch from another manager?
Yes, owners switch to us often. We'll manage the transition carefully: honouring existing bookings, migrating your listings and reviews where possible, and making the handover seamless.
